    Attachment 1 – House Rules

    RISK DISCLAIMER

Our dwellings reside on working farms, and as such, there are important risks to be aware of, including the following:

    • You may be provided with rules specific to your stay, which may include but are not limited to indicating where you are/ are not permitted to go. You agree to abide by any rules and not enter any unrestricted or fenced-off areas.

    • You must not interact with any animals (including livestock and wildlife). There is strictly no entering of the livestock pens permitted at any time or feeding any animals.

    • Please leave gates as you found them (i.e. close them behind you if they were closed) to prevent animals escaping / entering.

    • There are vehicles operating throughout the property. Please be aware of vehicles when walking through the property.

    • Some dwellings and the property in its entirety may include hazards such as unfenced dams, uneven and steep surfaces, which you should exercise particular caution when using or nearby.

    • Parents or guardians are responsible for supervising their children at all times.

    • No weapons are permitted on any property or in any dwelling.

    GENERAL

    • Guests and visitors must comply with the booking Terms, and all House Rules.

    • Guests must notify us of any problems with the dwelling as soon as possible.

    • Check-in is at 2pm, and Check-out is at 10am.

    • Guests should arrive prior to 5PM as our off-grid properties can be difficult to locate during twilight hours. No refunds or credits are applicable if you arrive after dark and cannot locate your site.

    AMENITIES

    ·       Glamping accommodations are equipped with the necessities to enjoy your time in nature. We intentionally maintain a simple and minimalistic space, equipped with essentials to cook, clean, shower and sleep.

    ·       Every dwelling includes cooking utensils, an indoor cooktop, a small fridge, bedding, towels and consumables such as salt, pepper, coffee, tea and olive oil.

    ·       All equipment and facilities are provided at our discretion. While we aim for all equipment to be in working order for the duration of your stay, should a breakdown or rare occurrence arise that renders a non-essential element unusable, we do not take the responsibility for replacing or refunding you for the lack of use of this equipment or facilities.

    ·       If your booked dwelling provides air-conditioning, we allow a maximum of 3 hours of heating or cooling per day, depending on the ambient temperature and solar status from the sun. Excessive use may impact the ability to use all electrical facilities during your stay and in these circumstances we do not take the responsibility for replacing or refunding you for the lack of use of this equipment or facilities.

    OFF GRID

    Insects & Wildlife

    • You accept that you are staying in an off-grid rural dwelling and that you will likely encounter wildlife, insects, vermin, livestock and/or other animals.

    • Our dwellings are maintained and cleaned regularly; however, wildlife is common in the country areas. We do not accept any liability (nor will we issue a refund or credit) for the visits of any insects, livestock, vermin or wildlife, including, but not limited to, cattle, kangaroos, wallabies, wombats, birds, flies, midges, mosquitoes, spiders, snakes, ticks, leeches and rodents.

    • Guests agree to take appropriate safety measures to prevent negative interactions with wildlife in the area. This includes, but is not limited to, not engaging with wild animals, keeping food out of reach, keeping the dwelling and surrounding property clean, and securing all personal items. You are not permitted to harm the land or the natural habitat of any wildlife in any way. Neither, are we liable for any personal injury due to animals, wildlife, insects or bugs.

    POWER & CONNECTION

    ·       By booking an off-grid, rural stay, you accept that the dwelling is powered by its own solar electricity, gas, and water supply at all times and is not connected to any mains.

    ·       You accept that throughout your stay, you are responsible for your solar electricity usage, water conservation and gas supply. Failure to do so may result your dwelling running short on electricity, water and gas.

    ·       The nature of being off-grid means that there may be rare occurrences when water, gas and electricity may be low throughout your stay. We are available to support you throughout these occurrences in the unlikely event they arise. Please contact us using the contact details provided in your booking between 8AM and 9PM (AEST), with potentially reduced hours on public holidays.

    ·       You accept that there may be no internet, phone reception and that local towns or medical services may not be accessible without a lengthy drive from your dwelling.

    CLEANING

    By Jarabin:

Every dwelling is cleaned prior to each guest’s arrival to the property. If there are any reasonable cleanliness issues when you arrive, you agree to notify us as soon as possible so that the appropriate action can be taken. For example, in the rare occurrence of a housekeeper failing to clean a property and you notify us on your arrival, you accept that we may require up to 4 hours following your notification to rectify the issue.

    By You:

Before your departure from staying with us, you accept that you are responsible for leaving the dwelling in a clean state, as well as placing all of your rubbish in the rubbish bins provided.

You are required to clean any cooking utensils used, BBQ (if used and if your dwelling has one), fire pit grill and remove any rubbish or unreasonable mess created by you in or around the dwelling.

Failure to reasonably clean the dwelling before your departure will result in an immediate $40 charge to you for the extra time incurred by our cleaners.

Failure to remove rubbish after your stay will result in an immediate $35 charge to you per bag.

    CAMPFIRES

We may ban any fires at any time beyond any local fire ban. Any guest who lights a fire when a fire ban has been imposed will be removed from the property and will immediately incur a $2,000 fine.

If fires are permitted, they must be contained within the designated fire pit. By choosing to light a fire, you accept the responsibility to comply with all fire regulations and for mitigating any risks to the dwelling, property, people and animals.

If it is windy, you must not light a fire under any circumstances.

Standard fire regulations are as follows:

    • When lighting fires, you must only use the designated fire pits.

    • Ensure there is no debris within 2 metres of the fire.

    • Completely extinguish the fire before leaving the firepit at any time.

    • Under no circumstances leave any fire unattended, including at night.

Please familiarise yourself with fire regulations in the state of the dwelling you are visiting.

    EXTREME WEATHER CONDITIONS

In the case of extreme or inclement weather conditions, we will offer all guests a credit for you to redeem when it is safe to travel to off-grid, rural locations.

Please note, we will not offer any credit or refund if the dwelling is available but you are unable to make it due to extreme or inclement weather conditions at your home or en route to the dwelling you have booked. For this reason we recommend you consider travel insurance or making your booking with a credit card that provides travel insurance.

    PARKING

All of our dwellings are located on rural land with varying access conditions.

To ensure the safety of our guests and the conservation of the natural environment, you are required to park your vehicle in the designated parking area. Failure to adhere to the parking parameters outlined by us severely risks the condition of the land, as well as the safety of you and your vehicle.

In the event you fail to park in the designated parking area at your dwelling and become bogged, you will immediately incur a $150 fee for one of our trusted caretakers to assist with retrieving your vehicle should they be available.

Failure to follow access instructions outlined by us prior to your booking may result in damage to your vehicle. Any costs associated with the damage to your vehicle will be incurred by you at your own expense. You may also be liable for any costs associated with the damage to the property by your vehicle in the event you fail to use the designated parking area.

    LOCATION

All our dwellings are situated on privately owned, rural land. In the unlikely event that the land suddenly becomes unavailable, we may be forced to relocate a dwelling to a new location.

As a result, you may receive an email from us notifying you of this change. Jarabin will offer you the opportunity to change your booking location, with no extra processing fee.

Similarly, if the location you have booked suddenly becomes uninhabitable due to inclement weather conditions or unforeseeable occurrences, you will be notified by us. In the case of an unforeseeable location change, you will be offered the choice to change your location or opt for a credit to escape on a different date.

    AGE

Jarabin Glamping is an Adults Only retreat.  Therefore, all guests must be over the age of 18 years of age.

    FOOT-AND-MOUTH DISEASE

As we are a working farm situated in rural NSW, we have taken precautions to ensure the protection of our land partner’s livestock.

Affecting the health of hoofed animals only (cattle, horses, sheep and goats), foot-and-mouth disease poses a significant risk to Australia’s livestock industry.

Any guest staying with us must disclose if they are returning from any area with an outbreak of foot and mouth disease within 72 hours of their booking with us.

Due to the risk that disease can pose to us and our livelihood if you have disclosed that you have returned from any such area within 72 hours from the commencement of your stay, we will take immediate action to relocate you or amend your stay.

Failure to disclose your travel will result in heavy fines.

    NOISE

Guests & visitors must not create noise that is offensive or a nuisance to occupiers of neighbouring properties or other guests of Jarabin especially between 9pm – 8am. Offensive or nuisance noise is prohibited and may result in termination of permission to occupy the property, eviction, and loss of rental fees paid under the Terms.

If there are any damage or faults within the property on arrival, please contact us immediately. If anything is broken or damaged during your stay, please inform us as soon as possible.
